We checked candidate properties across 14 dates at fortnightly intervals (September 2026 to March 2027), one night, one room. For six adults, all 12 properties were available on at least 11 of the 14 dates — but at eight the picture changes.

"Some units see Mount Fuji." Not every unit does

Ban describes itself as "a whole-house resort with a full view of Mount Fuji and Lake Kawaguchi", and Rakuten STAY Fuji Kawaguchiko Station says "every unit has a Mount Fuji view". Guest reviews do include several reports of actually seeing it: "we were moved by Mount Fuji from our room", "the view takes in Mount Fuji and Lake Kawaguchi and is very good". But the same review sections also carry "the weather was not great, though we did just about see Mount Fuji" and "it was unfortunately cloudy and we could not see Mount Fuji". Treat the view as something that varies a great deal by unit and by weather. Note too that the tag attached to the large cottages in Rakuten Travel's room list is not "Mount Fuji view" but "mountain view". If you want a guaranteed window onto Mount Fuji, the reliable route is to ask the property before booking whether you can specify a unit.

Whether a child sharing a bed counts towards capacity depends on the plan

Whether "up to 12" means twelve adults, or includes children sharing bedding, differs from plan to plan. That condition only appears once you enter dates and move into the booking screen, so we cannot state it here. Check with the property before you book. If you drive here in winter, winter tyres may not be "nice to have" but mandatory

Sections of the Chuo Expressway and the Higashi-Fuji-Goko Road on the way to Lake Kawaguchi are subject to winter-tyre restrictions (previously applied on the Higashi-Fuji-Goko Road between Kawaguchiko IC and Subashiri IC, and on the Chuo Expressway between Tsuru IC and Subashiri IC). According to NEXCO Central Japan, a winter-tyre restriction means "you may not drive without winter tyres (studless tyres and the like) or tyre chains or other anti-slip devices" — a car on normal tyres cannot pass, and four-wheel drive is no exception. In the heavier chain restriction imposed during exceptional snowfall, tyre chains are required even if you are on studless tyres. When you reserve a rental car, confirm that it comes with winter tyres and ask whether chains can be lent to you. There is no need for the rush you would face in Tokyo. Above eight people the choice narrows, though, so the larger your party the earlier you should move.

Does the price rise in proportion to the number of people?

A whole-house rental is priced per house, so some units do not rise at all. Ban's Medium Cottage B was 117,700 yen for six people and for ten alike (one night on a weekday in November). Other units are priced per person (Ban's Superior Cottage is 60,000 yen for five adults and 72,000 for six — 12,000 yen each). Always check whether the price is per house or per person.

Can we manage without a car?
